Planning Strategy: Every successful sale has a beginning and an end. Things can just sort of happen and the results will vary. It's better to visualize, understand, and plan each step of the selling process.
Pricing Strategy: What is the right price for your property? Everyone has an answer. The problem is that they often vary. Pricing your property correctly for your market is essential for a successful sale. Finding the right price is part science and part art. There's the science of numbers and facts, dollars per square foot, days on the market, percentage of list price to sales price and so on. Then there's the feel of the property -- does it draw buyers in? Is it warm and inviting? Does it engage the buyer's emotions?
An integrated approach to pricing is the best way to arrive at value, but it takes an agent with a good balance of right and left brain skills.
